Contact us by phone or email and you will be speaking to a consultant. Most of what we are asked comes down to three things: which survey a building actually needs, whether a suspect material is worth sampling, and what a management plan has to contain to stand up. All three are quicker to settle in conversation than in writing.

Call 0208 088 8371, Monday to Friday, 9am to 5pm. If you are ringing about a building you are standing in, step out of the room first, then tell us what you can see: the material, its condition, and whether anyone has been working near it in the last few days.

Outside those hours, email info@asbestosinspection.co.uk. Give us the postcode, roughly when the building went up, what it is used for now, and what work is planned. Those four lines settle most of what would otherwise take twenty minutes on the phone.

What we will ask you first

Age of the building, then intended work. Almost everything else follows from those two answers. Blue and brown asbestos were banned from supply in 1985, white asbestos in 1999, so anything built or refitted before 2000 is treated as suspect until analysis says otherwise. I have pulled asbestos insulating board out of a 1997 office fit-out, so build dates are a starting point rather than a defence.

If the building is simply in use and you hold the duty to manage under the Control of Asbestos Regulations 2012, a management survey is normally the right instrument. If you are lifting floors, stripping ceilings or taking anything down, that management survey will not carry you: refurbishment and demolition work needs the intrusive survey described in HSE guidance HSG264, and it needs booking while the fabric can still be opened up, not the week the contractors are due.

The other question worth putting to us early is what you already hold. Plenty of buildings have a survey in a drawer from 2009 that nobody has looked at since, and it is often more useful than the owner expects, or considerably less.

Do not wait for an appointment to act. Fibre release comes from disturbance, not from the material sitting there, so the first job is to stop the disturbance and keep people out until someone competent has looked at it.

Found damaged material you think may contain asbestos? Stop work and keep people away from the area. Do not disturb, sweep or vacuum the material. Obtain competent advice before doing anything else.

Frequently asked questions

Can you confirm it is asbestos from a photo or over the phone?

No, and nobody credible will. Identification is a laboratory matter: bulk samples are analysed under the HSE's HSG248 methods by a UKAS-accredited laboratory, and that report is the only thing that counts as confirmation. A photograph is still worth sending, because product type, location and condition tell us how urgent the conversation is.

Does the duty to manage apply to a private house?

The regulation 4 duty to manage under CAR 2012 covers non-domestic premises and the common parts of flats, so a private house in ordinary use sits outside it. That changes the moment work starts. A pre-2000 house being rewired, replastered or extended can put a tradesman into asbestos insulating board, textured coating or cement sheet, and duties then fall on whoever controls that work.

Do I need to close the building while a survey is arranged?

Rarely. Material in sound condition, left undisturbed, is not an emergency and treating it as one costs money for nothing. Closure becomes a live question where material is broken, has been drilled or swept, or where debris is on the floor. That is a judgement to take on advice rather than by reflex.

Will you review a survey report produced by someone else?

Yes, and it is usually time well spent. The recurring faults we see are a survey type that does not match the work planned, a scope caveat that quietly excludes half the building, and rooms marked no access that were never revisited. Send it over before you rely on it rather than after.
