Asbestos surveys in Glasgow

Need an asbestos survey in Glasgow before refurbishment, demolition or routine building management? Start with the building type, approximate age and the work planned. Glasgow jobs range from one-room checks in tenement flats to intrusive surveys of high-rise service ducts, former workshops and large commercial premises.

Glasgow has several distinct asbestos problems. Victorian sandstone tenements were built before asbestos became widespread, but later alterations introduced textured coatings, vinyl floor tiles, asbestos insulating board, cement panels and pipe insulation. Post-war housing was more likely to contain these products from original construction. Former engineering, shipbuilding and warehouse buildings can also contain extensive insulation, sprayed coatings, cement roofing and fire-protection boards.

The building’s age alone does not settle the question. A tenement erected in 1890 may have had kitchens, bathrooms, heating systems and common areas renewed several times before asbestos use ended. HSE advises treating buildings constructed or refurbished before 2000 as potentially containing asbestos until reliable information shows otherwise.

Choose the survey by the work being done

An occupied workplace, shop, office, communal stair or other managed area may need a management survey. Its purpose is to locate materials that could be disturbed during normal occupation and routine maintenance.

Before a kitchen replacement, bathroom strip-out, rewiring job, heating upgrade or structural alteration, the affected area needs a refurbishment survey. This is intrusive work. Boxing, panels, risers, ceiling voids and floor layers may need to be opened so the surveyor can inspect what the trades will reach.

A building or defined part due for demolition needs a demolition survey. The inspection must reach the fabric that will be broken out, not merely the visible surfaces.

Where the concern is limited to one accessible item, such as a textured ceiling, floor tile or cement panel, sampling and laboratory analysis may answer the question without commissioning a wider survey. Sampling one material does not clear the rest of the room or building.

Tell us what is being disturbed

Give the property type, approximate construction date, occupied status and a plain description of the proposed work. Photographs and marked-up plans are useful where several rooms or common areas are involved.

We are an independent introduction service: we match your enquiry with vetted professionals rather than carrying out the work ourselves.

Tenement flats and common parts

Responsibility must be clear before access is booked. A flat owner can arrange inspection inside the flat, but the factor, landlord or owners’ association will usually control access to common stairs, lofts, basements, service cupboards and roof spaces.

Surveyors regularly lose time on Glasgow tenement work because cellar doors are locked, loft hatches are above unsafe stairs or nobody has authority to open boxed services in the close. Confirm access with the factor and identify any areas that must remain occupied. An inaccessible area should be recorded as a limitation, not silently treated as asbestos-free.

High flats and post-war estates

In post-war blocks, the main complications are repeated layouts, service risers, communal ducts, fire-break panels and plant areas. A landlord’s management survey for common parts does not automatically cover the inside of every dwelling. Likewise, a sample taken from one flat does not prove that apparently similar materials in another flat are identical.

For refurbishment, the survey scope should follow the contractor’s work package. Replacing a bathroom may involve wall linings, bath panels, ducts, floor coverings and pipe boxing. A vague request for a survey of the flat often produces a report that is too broad in some places and not intrusive enough where the work will actually happen.

Commercial and industrial premises

Glasgow and Clydeside contain former workshops, depots, warehouses, boiler houses and engineering buildings where asbestos may be concealed beneath later finishes. Typical problem areas include insulated pipework, old plant, roof and wall sheets, internal fire-protection boards, electrical cupboards and patched ceiling systems.

Provide plans where they exist, but do not assume old drawings are complete. Plant rooms may have been altered repeatedly, and redundant services are often left behind boxing or above suspended ceilings. The survey brief should identify live equipment, confined spaces, height access and any production areas that cannot be shut down.

What the surveyor needs before attending

A useful enquiry states who controls the premises, whether they are occupied, which rooms or elevations are included and exactly what work is planned. For flats, include the floor level and access arrangements. For commercial sites, identify the dutyholder or site contact and any induction, permit or escort requirements.

Ask when the written report will be issued and whether laboratory analysis is included. The report should identify inspected areas, sampled materials, presumed materials, inaccessible locations and the action required. For refurbishment or demolition, give the report and marked-up plans to the principal designer and contractors before work begins.

Arrange a survey across Glasgow and Clydeside

Enquiries can be considered for Glasgow, Paisley, Clydebank, Dumbarton, Motherwell, Hamilton, East Kilbride, Cumbernauld and surrounding areas. Describe the building and planned work so the survey scope can be priced on the right basis.

Frequently asked questions

Who should arrange an asbestos survey in a Glasgow tenement?

The flat owner can arrange a survey inside the flat. The factor, landlord or owners' association will usually need to arrange or authorise work in common stairs, lofts, basements, service cupboards and other shared areas.

Can one asbestos sample cover a whole Glasgow flat?

Only when the question genuinely concerns one material. A sample from one ceiling, tile or board does not confirm that every similar-looking product in the flat is the same, particularly where rooms were altered at different times.

Will a refurbishment survey cause damage?

Usually some local opening-up is required. The surveyor may need access behind boxing, beneath floor finishes, above ceilings or inside service ducts. Agree the scope, access and reinstatement position before the visit.

What should I send when requesting a Glasgow asbestos survey?

Send the address, property type, approximate age, occupied status and details of the planned work. Add photographs, plans and access information where available, especially for tenement common parts, risers, plant rooms or locked areas.
